The talented actress Seo Hyun Jin has found herself embroiled in a distressing legal battle, reportedly falling victim to a staggering 2.6 Billion KRW (~1.9 Million USD) rental fraud.

Seo Hyun Jin: Caught in a Jeonse Scam

Recent reports indicate that Seo Hyun Jin applied for an auction due to the troubling circumstances surrounding her jeonse (rent-to-buy) agreement. As per the Supreme Court’s auction information and real estate records, the actress initiated legal proceedings in April after not receiving her substantial jeonse deposit for a luxury villa situated in the upscale neighborhood of Cheongdam-dong, Gangnam-gu, Seoul.

The Details of the Jeonse Agreement

Back in April 2020, Seo signed a jeonse contract for a lavish villa valued at 2.5 billion KRW (1.8 million USD). She completed the deposit registration and continued her tenancy with an updated contract amounting to 2.625 billion KRW (1.92 million USD) in 2022, reflecting a significant increase of 125 million KRW (92,000 USD).

The Unraveling of a Deal

Despite the contract extending until April 2024, the landlord failed to return her jeonse deposit as required. To address this financial dilemma, Seo Hyun Jin completed the leasehold registration in September 2024 and subsequently vacated the property, eventually initiating an auction for her former home in April 2025.

The Auction Dilemma

After one unsuccessful bidding round, the villa’s value—originally appraised at 2.873 billion KRW (2.1 million USD)—plummeted to a minimum bid of 2.2989 billion KRW (1.67 million USD). Alarmingly, this amount fails to meet the previous contract’s value, categorizing the building as a “깡통주택” or “tin can house,” indicating the property’s market value is now less than the jeonse deposit.

What Lies Ahead?

To reclaim her full jeonse deposit, Seo Hyun Jin’s only hope hinges on a successful auction bid exceeding 2.6 billion KRW (1.9 million USD). However, industry experts are skeptical about this possibility in the current declining real estate market.

The Response from Seo Hyun Jin’s Agency

In light of these developments, Seo Hyun Jin’s agency, Management Soop, expressed difficulty in providing comments, citing the situation as a personal matter for the actress. “It is difficult to confirm as it is a matter of her private life,” they stated, raising questions about the potential impacts on her career.

Understanding Jeonse: A Unique Renting System

For those unfamiliar, jeonse (전세) is a distinctive rental system in South Korea where tenants provide a substantial lump-sum deposit—often between 50% to 80% of the property’s value—in lieu of monthly rent. This deposit is held by landlords for the term of the lease, which usually lasts two years, and is returned in full once the tenant vacates. This arrangement is appealing as it allows tenants to live rent-free while offering landlords interest-free capital for potential investments.
